Not a lot of space, expensive lots and more and more people looking for a house. In the Capital’s older neighborhoods, there is almost no remaining place to continue construction. And the demand stretched the map: the construction boom crossed the entire Capital Federal to the province and is changing the look of numerous areas.

According to studies by some of the main realtors in the province of Buenos Aires, the construction of buildings, condominiums and duplex complexes is growing strongly in locations which previously contained houses, country homes and undeveloped land. The following is some of the areas which are being developed the most.

In zona norte it is about location and variety. An area with a high level of purchasing power, residential neighborhoods, and proximity to the Rio de la Plata.

Vicente Lopez. It has the advantage of being just steps away from the Capital, easily accessible and with a completely developed urban infrastructure. The areas with the most construction signs are Florida B (between the Panamericana and the Belgrano rail line Florida station), Olivos and the Bajo. The recent modifications to the building code, approved by the City Council, have increased the permitted building heights, and along Avenida Libertador one can see the dug-out bases of future buildings. The square meter price is between US$ 1,000-1,2000.

Traditionally an area with nurseries and country homes, it is growing due to the increase of countries and gated communities which have been popping up around the Panamericana over the past few years. The gated communities have increased its accessibility, brought more security and commercial infrastructure; this opened the door for the construction of more traditional neighborhoods. The area with the highest growth is between Artigas, Tucuman, Antartida Argentina streets and Ruta 197. Duplexes are the center of this boom. The square meter price begins at US$ 700.

San Isidro. There are various apartment complexes up to three floors in height between Centenario and Rolon avenues. In areas where it is permitted there are various buildings on the way, especially along Libertador Avenue, where Martinez meets La Lucila-Vicente Lopez-and around the San Isidro del Mitre Station. The square meter price runs between US$ 1,200-2,300.

Adrogue. A classic residential area in Almirante Brown. Today, duplexes and buildings up to three stories high are popping up alongside the country homes. The most sought after areas are around the stations on Cerretti, Bouchard, Pellegrini and Diagonal Brown streets. Per square meter price: from US$ 800.

Quilmes. The center has around 15 buildings under construction, with an average of 10 stories. The per square meter prices begins at US$ 1,000.

Quinta Galli. One of the most residential neighborhoods in Avellaneda. Over the past year a number of mansions have been remodeled and subdivided. In addition, construction began on a number of duplex constructions. The most sought after are along Avenida Mitre from 1700-2200.

Source: www.mvl.gov.arLas Lomitas. It began as the culinary center of Lomas de Zamora, but with time it filled up with building projects with anywhere from between 10-25 stories. They were originally around Boedo, Yrugoyen, Portela, Meeks, Mitre and Azara, but now the foundations have extended all the way to Camino Negro and Hipolito Yrigoyen on the other end. Per square meter price: between US 1,300-15,00.

The zona oeste has the lowest prices. Its residential neighborhoods offer comfort and highway access decreases the distance to downtown.

Castelar. The majority of the buildings in construction are on Carlos Casares, Montes de Oca, Avellaneda and Rodrigueq Peña streets, all within the district of Moron. They average five stories. The construction boom has come to this area as well, pushing up property prices around 20% since 2004. Per square meter price hovers between US$ 1,100-1,400.

Haedo Norte. The most sought after areas for investors are around the station. There you can find various duplex and apartment projects in construction. Per square meter price begins at US$ 700.
